The latest sales stats for October 2017 have now been released.
The median price across Southland rose $4,000 (+2%) compared to October 2016.
Sales volumes increased 1% compared to October 2016.
Compared to September, sales volumes increased 4%
There is currently 18 weeks of inventory

are fewer investors and first-time buyers in the market.
However, prices are continuing to hold up with much
of the price growth coming from Southland District

There is currently 20 weeks of inventory
in Southland, a fall of six weeks compared to March 2016. .

Te Anau subdivision to host much-needed new early childcare centre
A new early childcare centre in popular Te Anau residential development The Delta is expected to ease the town’s burgeoning preschool education pressures.
The centre, which will have capacity for up to 65 children aged zero to five, has recently been given the green light by Southland District Council.
The early learning centre will be located on a 1634sq m section at 55 Pounamu Avenue in The Delta and will be owned and managed by Te Anau local, Tina Hardie.
The centre will include three separate spacious indoor areas for infants, toddlers and pre-schoolers with age-appropriate toys and innovative learning resources. A 600sq m landscaped outdoor area will include both natural environment features and play structures such as a fort and bike track, plus a separate outdoor play area for infants.
Construction is due to begin in the new year and the centre is expected to open in mid-2017.
Hardie is a registered teacher with 16 years’ teaching experience. She’s aware of the current waiting lists and large class sizes affecting local schools.
“Te Anau has been grappling with waiting lists in early childcare for several years now. With the growth that Te Anau is currently experiencing and more families moving here, a new centre will create much-needed capacity. It will also provide more choice and give parents the flexibility they need when juggling work, family and their child’s care and learning,” she says.
Hardie is passionate about ensuring the children of Te Anau have the best experiences and opportunities possible: “We want to create a communal space for children and their families where they can have fun, make meaningful relationships and develop a sense of themselves as confident and competent learners.”
The Delta developer Adam Fairmaid says Te Anau is experiencing increased demand for housing, with young families moving there as an affordable alternative to the pricy Southern Lakes property market.
“The Delta has seen a significant lift in sales this year, with buyers taking advantage of entry-level pricing of $62,000, right up to $275,000 for spacious lakefront lots. It’s fantastic to see so many young families moving here and we are delighted to be able to provide space for the centre, which will become an important community asset,” Fairmaid adds.

Te Anau property market strengthens as demand for sections increases
With Queenstown experiencing record-breaking median house prices amid the Southern Lakes housing shortage, homebuyers and investors are turning to Te Anau as an affordable alternative.
The lakeside tourist spot and gateway to Milford Sound has seen demand for section sales increase significantly in 2016.
Section sales at The Delta, a three-stage, 240-lot lakeside development, have taken off over the past few months, with buyers from around New Zealand – predominantly from Auckland, Queenstown and Southland – snapping up sections sized from 600sq m to 1600sq m, with prices originally starting at $56,000. The remaining available sections are priced between $90,000 and $275,000.
“Ten sites sold last month, ranging from our entry-level pricing of $62,000 through to $160,000. In October alone, more sections were sold than for all of 2015,” The Delta developer Adam Fairmaid says. “Six sites sold in total during 2015 and we have sold 39 so far this year, with only 5 of the 50 sites available left in Stage 2.”
Stage 3, comprising 20 prime lakefront lots, will be released to the market in early 2017.
“We have had a lot of interest from buyers keen to live or invest in Te Anau. Buyers understand that The Delta offers quality entry-level stock, so they’re able to build their own home or holiday retreat within a spacious subdivision that’s located on the edge of a pristine World Heritage Area,” Fairmaid adds.
“With the huge growth in tourism numbers in Te Anau – and the tourism industry’s expected growth – it’s very pleasing to see the market showing strong growth and demand. As Queenstown and Wanaka become increasingly busier and development intensifies, New Zealanders are recognising that Te Anau is an idyllic location without the hustle and bustle and high prices increasingly characteristic of the Southern Lakes area.”

The latest sales stats for August 2016 have now been released.
The median price across Southland rose $21,250 (+11%) compared to August 2015.
Sales volumes rose 44% compared to August 2015.
Compared to July sales volumes rose 22%.
On a seasonally adjusted basis sales rose 11% compared to July indicating that the increase in sales was larger than normal.
REINZ Spokesman, Bryan Thomson commented that, “The Southland market continues to see strong sales volumes with
a modest lift in the median price. Overall there are more investors and first home buyers in the market and the level of
inventory has declined by 35% over the past year to a historical low. The market remains active and robust.”

The latest Southland region property stats from REINZ have been released for June.
The median price across Southland rose $15,000 (+8%) compared to April. Sales volumes rose 58% compared to May 2015.
REINZ Spokesman, Bryan Thomson commented that, “The Southland market continues to see strong sales volumes with
the number of sales holding steady at the 220 level for the third month in a row. While Southland has seen a decline in
the supply of properties available for sale, as in all other regions, it still has a relatively high level of inventory on hand,thus there has not yet been notable pressure on prices. However, vendor expectations are now rising.”

The median price across Southland rose $25,000 (+14%) compared to March 2015, with prices rising 19% in Gore and
14% in Invercargill.
Sales volumes rose 11% compared to March 2015, with a 23% increase in Invercargill.
Compared to February sales volumes also rose 11%, with a 39% increase in Gore and a 6% increase in Invercargill.
The median price trend has moved back to steady, with the sales trend also moving from improving to rising. The days
to sell trend has also moved from improving to rising, with the overall trend for the region now moving back to
improving.

Southland’s economy has received another boost from tourism, with the number of guest nights in the region up by more than 4 per cent.
Figures released by Venture Southland on Monday show tourists stayed a total of 402,894 in Southland in the year ending October 2015 – an increase of 4.4 per cent.
In the same period, guest nights rose 13.8 per cent to 534,080 in Fiordland.
